New maximum rents (called Fair Market Rents) were recently
authorized which make the Section 8 program competitive in many more regions of
the St. Louis metropolitan area. If you haven’t checked with us lately, it
might be worthwhile to do so.
Section 8 staff must approve the rent for all dwelling units in the program. An approved rent must be at or below the Fair Market Rent.
Rents are set based on open market rents. For example, if your unit and units like it in the area are getting $600 on the open market, the Section 8 program can approve $600. We can’t approve $700 because that would be over the market. We would not expect you to accept $500, because that would be under the market.
Approved rents vary depending on the location, size, number of bedrooms, utilities provided, overall condition, and other factors. Rents are adjusted annually to keep up with the market.
